PRIME LONDON

REAL ESTATE SERVICES

Providing independent and discreet advice on some of London’s most valuable residential and mixed-use properties for both development and investment purposes.

Founded by Luke Hawkesbury after nearly three decades working at the heart of the capital’s real estate market, the firm helps clients unlock value, manage risk, and achieve successful outcomes, through asset management, development advisory, estate rationalisation, and the disposal or acquisition of property assets.

ABOUT

I have worked in London’s prime real estate market for more than 28 years, specialising in high-value land transactions and development consultancy.

From 2011 to 2024, I was a Senior Director at Savills, advising developers, investors, family offices, institutions, property companies, charities, and numerous private clients on some of the capital’s most significant residential and mixed-use projects.

In 2025, I founded Hawkesbury Advisory to provide independent, discreet, professional advice delivered personally at senior level, targeting clients requiring specialist advice on existing portfolios and transactional expertise for both disposals and acquisitions.

Experience

I bring nearly three decades of experience in London’s prime real estate market, including 13 years as a Senior Director at Savills. My work has ranged from advising clients on the disposal of some of the most prominent sites and buildings in central London to the transaction of institutional use properties throughout London and the UK.

Independence

I run Hawkesbury Advisory as an independent practice, free from institutional ties or conflicts of interest. My advice is impartial, transparent, and aligned solely with my clients’ best interests and outcomes in mind.

Discretion

I am trusted by high-net-worth individuals, family offices, institutions, and major landowners to handle sensitive and high-value matters with absolute confidentiality. Many of my assignments involve transactions where privacy is as important as delivery and optimising value.

Network

Over the course of my career I have built a trusted network of developers, investors, property professionals, solicitors, advisers, and decision-makers across London’s property market. These relationships open doors and provide insights that are rarely accessible in the open market.

Clarity

I simplify complex property situations by balancing planning, design, and investment considerations. My role is to cut through complexity and give clients clear strategic options at each stage of a transaction.

Commitment

I personally oversee every instruction from start to finish. Clients work directly with me, ensuring their most important transactions receive my full attention at all times.

ADVISORY SERVICES

I provide a full range of strategic and transactional advice across London’s prime residential and mixed-use property markets.

Development Advisory

I advise clients on maximising the value of development opportunities, from site appraisal and planning risk to design, phasing, and exit strategy. I work closely with architects, planners, legal advisers and other property professionals to ensure projects are positioned for both commercial success and long-term sustainability.

Private Client Advisory

I provide confidential acquisition and sales advice for high-net-worth individuals and family offices. My role is to identify off-market opportunities, secure favourable terms, and manage transactions with the discretion and independence required at the top of the market.

Estate Rationalisation

I help landowners optimise or reposition their holdings, whether through selective disposal, restructuring, asset management or development. By unlocking capital tied up in under-performing assets, I support clients in redeploying resources more effectively.

Strategic Transactions

I guide clients through the sourcing, assessment, and negotiation of prime London property transactions. My focus is on aligning investment opportunities with each client’s objectives, balancing risk and reward, and ensuring access to a wide variety of suitable opportunities.

SELECTED TRANSACTIONS

Over the course of my career I have advised on some of London’s most significant real estate transactions, acting for government bodies, institutions, charities, family offices, and private clients.
